LFI Sells $10.1 Million Daycare Property in Wicker Park

Chicago, Ill., Aug. 19, 2021 -- Location Finders International Real Estate (LFI) has announced the sale of another Higher Ground Education Guidepost property for more than $10.1 million. 

The property, located at 1530 N. Damen in Chicago, Illinois was originally purchased by LFI in September 2018 which led to LFI’s introduction of Higher Ground Education and several successful developments that followed.  

The property is improved with a 13,222 square foot single tenant building.

The property was off-market and John Nuzman, a long time LFI partner and friend of Marcus & Millichap, procured the California Buyer.  The investment highlights include 17 years remaining on the 20-year triple-net lease with 2% annual increases.  The Final Sales Price was at a 6.70% Cap Rate.
